The location: La Chullera and La Duquesa, Manilva

Amphora Beach sits on the sea side of the AP-7 motorway, in the stretch of Manilva between La Duquesa and Sotogrande. That means you can walk to the beach without crossing a major road.

  • Beaches: the wide, sandy Playa de la Chullera is a short walk away, roughly 500 metres according to some listings, and the development is described as second line to the sea.

  • La Duquesa port: the marina, with its restaurants, bars and shops, and the lively town of Sabinillas are just a few minutes by car.

  • Local convenience: a local restaurant and a mini market are very close to the complex.

  • Golf and marinas: the area is surrounded by golf courses and marinas, and the famous Sotogrande development is nearby.

  • Views: many homes enjoy views of the Mediterranean, and on clear days towards Gibraltar and the coast of North Africa.

  • Airports: Málaga and Gibraltar airports are both accessible by road.

It is a relaxed, family-friendly part of the coast with a local feel, and it keeps the best of the western Costa del Sol within easy reach.

Architecture and design

The buildings follow a modern Mediterranean style, with an emphasis on light, outdoor space and comfort. Key features reported for the homes include:

  • Large terraces, reached from the living room and in many cases the bedrooms

  • Bright, open-plan living and dining areas with modern open kitchens

  • Fitted wardrobes in the bedrooms and two bathrooms in each home

  • Air conditioning and quality finishes throughout

  • Acoustic and thermal insulation for comfort all year

  • Sea views from many homes, particularly the penthouses

  • Lifts in the buildings

Amenities and lifestyle

The community is gated and designed for relaxed, outdoor living:

  • Swimming pools set in landscaped, tropical-style gardens

  • Community gym, so you can stay fit during your stay

  • Landscaped gardens with space to relax

  • Gated, secure complex for peace of mind when you are away

  • A parking space and storage room included with listed homes

Why buy at Amphora Beach?

1. A short walk from the beach. Few new-build developments in Manilva let you reach the sand on foot without crossing a main road.

2. Accessible prices on the Costa del Sol. Idealista’s September 2026 report puts average asking prices in Manilva at about €3,043 per square metre, compared with about €5,021 in Estepona. Manilva remains the most affordable of the main western Costa del Sol towns, and homes at Amphora Beach offer a new-build alternative for much less than the headline Estepona or Marbella prices.

3. Space and terraces. Homes of around 95 to 136 m² with large terraces give you real room to live outside, which is a big part of the Costa del Sol lifestyle.

4. Parking and storage included. Listed homes come with a parking space and a storage room, which is a clear plus near the beach.

5. A development with a track record. Earlier phases of Amphora Beach have already been built and sold, and the current phase has been selling well.

6. Marina, golf and Sotogrande nearby. La Duquesa port, Sabinillas and a choice of golf courses are all within a short drive.

7. A growing market. Manilva’s asking prices have risen strongly, with Idealista showing an increase of about 11% over twelve months to September 2026 and record highs. Past performance is no guarantee of future results, but demand for good-value coastal homes is clear. See our western Costa del Sol market guide for the latest figures.

8. Modern construction. A new home brings contemporary specifications, air conditioning and the legal protections that apply to buying new in Spain. Your lawyer will confirm the details of your contract.

Who is Amphora Beach for?
  • Second-home buyers who want a spacious, low-maintenance home close to the beach

  • Families looking for a gated community with pools, gardens and ground-floor outdoor space

  • Permanent residents and retirees who value a quiet coastal setting with services nearby

  • Investors looking at a new-build in a popular holiday area, who should take advice on rental rules, licences and costs

How to buy

  1. Choose your home from the available apartments, ground-floor homes and penthouses.

  2. Reserve it with a reservation payment and agreement.

  3. Get your NIE number and appoint an independent lawyer to check the paperwork.

  4. Sign the purchase contract and pay the agreed stage payments, which should be protected by bank guarantees while the building is under construction.

  5. Complete at the notary when the development is finished and register the home in your name.

If you will own the home as a non-resident, annual Spanish non-resident taxes apply. You can estimate them with EasySpanishTax.
