Sellers are often surprised that costs in Spain fall more heavily on the seller side than in many northern European countries. Knowing the numbers before you list means your asking price and your expectations are realistic from day one.
Agency commission
On the Costa del Sol, commission is typically paid by the seller and shared between collaborating agencies through the local MLS network. This is why one listing appears with many agencies — and why choosing a well-connected listing agent matters more than choosing many agents.
Plusvalía municipal (IIVTNU)
This municipal tax is charged on the increase in the land value while you owned the property. Capital gains tax
Non-residents: a flat 19% on the gain for EU/EEA citizens (24% for most others).
Residents: progressive rates from 19% to 28% depending on the size of the gain.
Purchase costs, notary fees, agency commission and documented renovation work can usually be deducted from the gain — keep every invoice.
The 3% non-resident retention
If you are not a Spanish tax resident, the buyer must withhold 3% of the sale price and pay it to the tax office on your behalf (form 211). If your actual capital gains liability is lower, you reclaim the difference — refunds typically take several months, so budget your cash flow accordingly.
Other items
Expect smaller costs for the energy certificate, cancelling any mortgage at the notary and registry, and your lawyer's fee (commonly around 1% of the price). Your community and IBI must be fully paid up to completion day.
